Document the facts without assuming coverage.

The cause of the water, policy wording and the evidence all matter. A restoration estimate describes proposed work; it does not establish what an insurer will pay.

Photos, receipts and dates to keep

  • Photos from safe locations, including the affected area and individual items.
  • A timeline of what you noticed and actions you took.
  • Written estimates, work authorizations and change orders.
  • Receipts and invoices for relevant services and purchases.
  • Provider reports, moisture records and completion documents when supplied.
  • The claim number and dated notes of insurer conversations.

Ask the insurer what to retain or document before discarding materials. Safety and necessary mitigation still need timely attention.

Questions for the insurer

  1. What immediate steps and documentation do you require?
  2. What deductible, limits or exclusions may apply?
  3. Do you need an inspection or approval before particular work?
  4. How should I submit estimates, receipts and photographs?
  5. Who should I contact if the scope changes?

Separate the restoration agreement from your claim

Confirm who is responsible for payment and whether any insurer communication is included. Do not assume the provider can guarantee claim approval or that insurance will pay every invoice.

Review the quote line items and retain your own copies.
