Separate observations from responsibility
Record where water was observed, discovery time and any completed source repair. Contact the appropriate building manager or other responsible party about access to shared areas. A wet surface does not establish liability, ownership or who pays. This guide cannot interpret governing documents or authorize entry into another property.
Define the accessible scope
Ask whether the assessment covers your space alone or depends on adjoining areas. Identify who can arrange access and approve openings. A limitation should be documented rather than silently treated as an inspected dry area. Discuss how new findings are communicated and what requires additional authorization.
Compare the work and handoff
Confirm equipment, monitoring, removal and disposal terms and whether reconstruction needs another agreement. Ask which records support finishing drying and handing off repairs. EPA guidance says walls and floors should be dry before refinishing or replacement; it does not establish a fixed duration for a shared assembly.
Prepare a relevant conversation
Bring source history and building-contact details to the structural-drying service discussion. Ask the provider to confirm inspection limits, authority requirements, service fit and availability. Keep policy and responsibility questions with the appropriate insurer or adviser, separate from deciding which cleanup work you can authorize.
Prepare the relevant assessment
Bring the appropriate building contact and known affected locations.
