List the space safely
Describe visible water, access doors and any adjoining living areas from safe locations. Identify stored contents or equipment that may limit inspection without touching unsafe or contaminated items. Say when the source is unknown. A garage floor can be only one part of the affected space; ask whether lower walls, storage and adjoining assemblies are included.
Ask about handling and access
Confirm who moves contents, whether storage is included and how the provider reaches affected materials. Ask what cannot be inspected without additional access or permission. If removal is proposed, ask how the boundary is documented and who authorizes it. Compare quotes against the same contents and assembly list instead of treating the space as one uniform room.
Separate cleanup from repair
Ask whether the estimate includes removal, drying, monitoring, disposal and restoring opened materials. Identify source repair or building-envelope work as separate where excluded. Ask how additional findings affect charges and scheduling assumptions. A water-removal task does not establish that the cause has been fixed or that rebuilding is included.
